For more information, visit .POSITION SUMMARY:We are currently recruiting for an Operations Manager for our Ward Village commercial assets in Honolulu, Hawaii.Ward Village is an award-winning coastal community who is leading the renaissance to revitalize Honolulu's urban core into a destination that focuses on wellness, connectivity, and vibrant place-making set along Oahu's picturesque south shore.A design-forward, 21st-century neighborhood, Ward Village embodies the epitome of urban and island living. Coupled with a holistic lifestyle that offers a first-of-its-kind live, work, and play experience in Hawai'i, Ward Village ranks among the world's most sought-after destinations.The Operations Manager is responsible for the physical and fiscal operations of the commercial assets in Ward Village and Kewalo Harbor. This position reports directly to the Senior General Manager, Ward Village.ESSENTIAL JOB RESPONSIBILITIES:* Actively lead facilities and engineering team for the operating segment (both existing and under development) within the overall master plan development.* Collaborate daily with property management, leasing, tenant coordination, development, construction, finance, merchants, sales and marketing.

* Direct and administer all operating third-party contracts and vendors including janitorial, landscaping, security, parking, mechanical, etc.; Lead RFP, bidding, and contract process in compliance with company procedures.

* Supervise and administer all maintenance employees/contractors to ensure maximum performance and compliance with all policies and procedures.

* Maintain direct accountability and ownership for physical appearance of all assets.* Regularly and frequently walk the various commercial areas to inspect overall cleanliness and safety of the property.

* Immediately address and mitigate any safety issues that may result in increased risk to the property owner.

* Create and monitor preventative maintenance programs to maximize equipment efficiency.

* Develop and implement Capital Projects program (5-year capital budget, planning, execution, completion, closing)

* Work with tenant coordination team on new tenant build outs, capital projects, and other tenant or property related work.

* Accurately and thoroughly prepare and track the expense portion of forecasts and budgets.

* Implement the energy plan communicated by Sr. General Manager for to minimize costs while maintaining a comfortable and safe shopping experience.

* Work with accounting team to ensure timely payment of invoices.

* Lead tenant move-ins and move-out to ensure compliance with lease requirements.* Work with Tenant Coordination Manager, contractors, and city building departments to complete tenant build-out schedule according to approved plans in order to expedite rent commencement date.

* Conduct field inspections and meetings with tenants and building inspectors.

* Create and update Existing Condition Reports for vacant spaces and outgoing tenant spaces, incorporating a schedule of remedial works and associated cost estimates, and photographic imagery, with which Leasing capital expenditure proposals can be substantiated.

* Work with corporate Development and Construction team on decommissioning of existing assets, and coordinate on active and future developments.* Gain understanding of development impacts and timelines, and lead coordination in decommissioning existing assets.

* Review MEP plans and construction plans to provide feedback on potential operational issues.

* Gain understanding of all mechanical equipment functionality and maintenance requirements.

* Conduct asset turnover walkthroughs and work closely with Construction team to ensure punch list items are completed.

* Conduct operational audits and ensure processes are compliant with corporate policy* Administer all State and Federal required reports and safety documentation.

* Promote HHC's sustainability efforts.

* Supervise Risk Management and Emergency Planning procedures.

* Identify and resolve Human Resource issues in conjunction with company policies and under direction of Senior General Manager.

* Support overall marketing strategy and events.

* Participate in MOD rotation and manage day-to-day activities as necessary.

* Other duties as assigned.

KNOWLEDGE, EXPERIENCE AND SKILLS:* Bachelor's Degree or equivalent work experience.

* Minimum 5 years property management experience in hospitality, retail, office, and/or relevant mixed-use projects.

* Minimum 3 years supervisory experience.

* Working knowledge of commercial building operations including HVAC, electrical, plumbing, etc.

* Flexible schedule to be available as business requires.

* Adept in financial analysis, budgeting and forecasting.

* Strong relationship building with tenants and community.

* Able to work with and communicate effectively with tenants and contracted services personnel.

* Excellent interpersonal skills.

* Work with little supervision.

* Interact effectively as part of a team.

* Handle a dynamic work environment with competing priorities.

* A team player with the ability to multi-task and is self-directed.

* Excellent verbal and written communication skills.

* Build positive working relationships with employees at all levels within the organization.

* Exercise sound judgment when making decisions.
