Job Description:
WinnCompanies is seeking a Service Order Maintenance Manager to
join our team located at a military base in Honolulu, HI.This
position involves assisting the Director of Facilities (DOF) in
maintaining service order and preventive maintenance standards
across all communities within the project. The role oversees the
Service Order Maintenance Department.Note: This position is at a
federal facility. In accordance with the REAL ID Act, effective May
7, 2025, a REAL ID compliant driver's license/ID is required for
access.Salary range: $69,570 to $83,485 annually, with a 15% bonus
potential.Responsibilities
- Scope, schedule, and coordinate service order work (internal
and contracted) using Yardi tools.
- Customer Service Escalations: Address and resolve customer
concerns, including follow-up, parts and contractor
scheduling.
- Personnel Management: Participate in hiring, termination,
performance management, and discipline, in coordination with DOF
and HR. Train, coach, and mentor team members. Manage technician
schedules, training, truck stocks, and staffing.
- Oversee Service Operations: Ensure policies, procedures,
standards, and reporting requirements are communicated, followed,
and properly implemented.
- Communicate daily with Maintenance department managers to meet
goals for Service Orders and ensure effective communication with
community/leasing offices.
- Coordinate preventive maintenance work, including homes,
amenities, and facilities, and manage project-wide curb-appeal
activities.
- Quality Control and Subcontractor Verification: Perform quality
checks to ensure work meets time and quality standards.
- Manage budget requirements, forecast volume and costs.
- Safety and Environmental: Participate in safety and
environmental programs, educate team members, and manage mold
operations and testing.
- Reporting: Generate and review maintenance reports, recommend
solutions, and evaluate damage and incident reports.
- May assume duties of other supervisory roles as needed.
- Supervise 2-3 employees directly and 15-20
indirectly.Requirements
- High school diploma or GED.
- 3-5 years in residential or facilities maintenance.
- 1-3 years supervisory/management experience.
- Valid vehicle license and good driving record.
- Experience with Microsoft Office and Yardi software.
- Excellent communication and customer service skills.
- Ability to communicate complex information effectively in
English.
- Knowledge of standard procedures, policies, and practices.
- Strong leadership and coaching abilities.
- Note: Access requires a REAL ID compliant license.Preferred
Qualifications
