Job Description:

WinnCompanies is seeking a Change of Occupancy Maintenance Manager to join our team at a military base in Honolulu, HI.This role involves ensuring the timely, budget-conscious, and quality-compliant completion of Change of Occupancy Maintenance (COMs). The manager will supervise the COM Coordinator and Technicians, oversee subcontracted work, and coordinate activities related to COM.Note: This position is at a federal facility. In accordance with the REAL ID Act, effective May 7, 2025, a REAL ID compliant driver's license/ID is required for access.Salary Range: $69,570 to $83,485 annually, plus a 15% bonus potential.Responsibilities

  • Scope, schedule, and coordinate COM work: Manage internal and contracted tasks, utilize Yardi tools for service orders, and ensure accurate scope, time, and cost estimations.
  • Quality Control and Verification: Perform checks throughout the COM process to ensure standards are met.
  • Oversee COM Operations: Ensure policies and standards are communicated, followed, and properly implemented. Maintain communication with maintenance and leasing teams to meet goals.
  • Financial Management: Meet budget requirements, forecast volume and costs, and expedite turnover of vacant units to prevent rental income loss.
  • Personnel Management: Participate in hiring, performance management, training, and scheduling of technicians. Assist with training and inventory management.
  • Safety and Environmental Compliance: Participate in safety programs, educate staff, and coordinate with safety managers.
  • Reporting: Generate reports, identify issues, and recommend solutions. Evaluate damage and incident reports for future prevention.
  • May assume duties of other supervisory roles in their absence.
  • Supervise 2-3 employees directly and 15-20 indirectly.Requirements
  • High school diploma or GED.
  • 3-5 years of residential or facilities maintenance experience.
  • 1-3 years of supervisory experience.
  • Valid vehicle license with good standing.
  • Proficiency with Microsoft Office and Yardi software.
  • Strong communication skills.
  • Customer service skills.
  • Ability to communicate complex information effectively.
  • Knowledge of standard procedures and policies.
  • Leadership and coaching abilities.
